We use smart technology to define an average range of earnings based on local market demand, factoring other properties and hotels within the given area.

We calculate the median price excluding expenses, taxes and management fees - defined by the current occupancy rate and previous booking data in your area from the last 12 months.

We also multiply that price by the total number of occupied nights to get the monthly earnings estimate. This also depends on the number of nights you are looking to Host and what package you opt for.

It is important to bear in mind that these are just estimates and the precise earnings generated will depend on the condition of your property, seasonal demand and any market fluctuations.

How soon can I start earning?
We can have your property listed and open for bookings within 24-48 hours. Once you set the availability, we are ready to host your first guests. You will receive payments twice a month, which provides a reliable and consistent cash flow. It's an excellent opportunity for a promising start to your earnings.
What ongoing charges I’ll have?
Airbnb takes 15% (plus applicable VAT/GST) of your total earnings. Our management fee (also subject to VAT/GST) applies to your gross platform income. Our full list of services can be found here.

During your initial onboarding, our team supplies you with a checklist of essential items, such as initial cleaning products and guest necessities like toilet paper and toiletries. These will be restocked by our cleaning team as needed, and you'll be billed for these items at cost.

Cleaning fees incurred during a guest's reservation are covered by the guest and are then forwarded to our cleaning and laundry service providers.
Does Smarthost offer insurance for multiple platforms?
Absolutely, we've got you covered on multiple platforms, not just Airbnb. We take your peace of mind seriously, which is why we've partnered with Superhog to offer insurance for bookings made outside of Airbnb. So whether you're listing your property on Homelike, Booking.com, or any other platform, you can be assured that we maintain the same high standards for guest vetting and that your property is protected. It's all part of our commitment to make renting out your space both easy and secure.

How do you screen potential guests?
There are three key steps to our guest vetting process. Firstly, we always use official ID verification software to check that your guests are genuine. If the booking is taken through Airbnb, this is done through Airbnb’s own verification process. If the booking is through another platform, we use a third-party verification platform - giving you peace of mind (and more bookings!) when listing on multiple platforms.

Secondly, we use an application programming interface when taking payments from guests, allowing us to automatically identify any fraudulent activity.

And lastly, our expert team is trained in identifying potential red flags. Our pros manually cross-reference guest details to triple-check a potential guest is genuine before accepting a booking.
What happens if a guest damages my property?
Our thorough screening procedures significantly reduce the chances of a guest causing damage or theft on your property. However, should any damage occur, our skilled housekeeping team will promptly detect it and take clear photos as proof.

Next, we will reach out to the guest through the booking platform they used and request reimbursement for the damages. In the rare event that the guest refuses, we will escalate the matter to either AirCover or Superhog, depending on the booking platform. Rest assured, if the guest is found liable under the insurance policy, you will receive compensation for the damages.
