What to do when a guest damages your Airbnb

Collect Evidence

Gather photos or videos showcasing the damage, and retain receipts or estimates for cleaning and repairs. These documents are crucial for Airbnb's assessment.

Escalate Unresolved Cases

If a guest refuses to pay or doesn't respond, escalate your claim to Airbnb support within 30 days of the incident. Provide evidence of the damage for their review.

File an AirCover Claim

Submit your AirCover claim within 14 days of the guest checking out. Use Airbnb's online resolution center for this purpose. The guest will have 24 hours to review and address the claim.

Involve Airbnb support

Should your guest fail to respond to the request or decline payment, you can involve Airbnb Support. You'll have an additional 15 days to take this step. Airbnb will decide if the situation falls under AirCover’s damage protection and, if it does, they'll reimburse you directly.

For guests with reviews, check for positive feedback from Airbnb or hosts. If reviews are absent, ask questions like "Why are you visiting?" or "Who's accompanying you?" to verify authenticity.

Keep an inventory

Carrying out an inventory of your property is a great way of spotting (and proving) any damages or missing items. It’s also an easy way to keep track of any general wear and tear or keep on top of any essential property maintenance.

Make a list of things such as appliances, glassware and decor, additionally, take photos of things like floors, walls and furniture to keep a check on their condition. We recommend doing this regularly in order to spot anything untoward.
