How will you market my property?

We will list your home across the leading short-let channels such as Airbnb, Booking.com, Plum Guide, TripAdvisor and others to ensure maximum visibility. In addition, for long term lets, your property will be listed on Zoopla and Rightmove. We will also market it to our recurring private clients and work with several mid-term let platforms if you wish to do so. How will I know when my property is rented out?

We guarantee full transparency. You will have access to a personalized online dashboard with your financial progress and live calendar updates. You will also be able to reserve dates in case you want to use the property with just one click.

What if there is a maintenance issue?

If a maintenance issue occurs, we will first contact you to find out if you have a preferred way to deal with it, and if not we will let our highly trusted professionals take care of everything. We will supervise every job and make sure things run smoothly.

How quickly can you rent my property?

As soon as you provide us with the keys, your property can be prepared for letting within just 24hours after you sign the contract. However, it is important to note that this depends on property condition and whether all amenities are provided.

How can you ensure the guests will respect my property?

Every guest goes through a vetting process and our team is trained to pre-qualify guests. Every person must either be verified by the letting platform or provide ID. Additionally, we also provide guests with a House Manual which contains the house rules during their stay. We have penalties in place for violation of house rules, that guests are made aware of before checking in.

How involved will I be in the hosting process?

As a host, you are responsible for providing the necessary amenities and carrying out what is expected of you. At SMARTHOST, it is our aim to make the experience hassle-free and easier for you!

We work closely with our hosts and guests, to ensure the highest standards of our services. We would always reach out if there are any issues and will work to resolve these immediately, in addition to providing full support throughout.

Who takes care of the cleaning if I stay at the property?

It is up to you whether you want to get the apartment ready for the next guest or if you would like our professional cleaning team to take care of it. Just let us know if you need linen or a cleaning service after your stay and we will arrange things accordingly.

Can I give special instructions to your cleaners?

Of course! All our cleaners are trained in house, we can give them specific details about your home to make sure your place is always maintained to the highest standard according to your preferences.

What support do you offer guests?

As hospitality professionals we stop at nothing to ensure your guests have a great experience and strive to overcome their expectations. Due to the international outreach of Airbnb and other platforms we start with instant replies to all inquiries and secure bookings at any time of the day. This is followed by a clear check-in procedure and 24/7 assistance with anything that might come up once guests have arrived at your place. Can you furnish my property?

Our in-house interior design team can perfectly execute a full on furnishing job or just help with finishing touches to make your home even more appealing to potential guests. Please contact us directly to see how we can optimize your home and turn it into the perfect vacation rental!

When can I cancel the service?

We don’t believe in long-term contracts or hidden fees. We have a 30-day rolling contract, and we just need a 1 month notice if you’d like to cancel our services.

Can you provide the host with insurance?

We advise all our hosts to obtain insurance, however, the platforms such as Airbnb have policies that protect properties against any damage. Furthermore, guests must pay a security deposit along with any other payments upfront. The appointed platforms such as Airbnb will be responsible for handling the payment process.

How often do I receive my rent?

A report will be sent to you once a month on the agreed date and will cover all reservations for the previous month. You will then have the chance to approve the report or ask any questions. Once you confirm the report, the payment will be sent to you within 48 hours (excluding weekends and bank holidays).
