Securing a Prime Freehold Investment in London

Identifying the Opportunity

In Spring 2024, a family office with operations in both Hong Kong and the UK approached us with a goal of investing up to £3,000,000 in London freehold properties. Recognizing Smarthost as a leader in short- and mid-term rentals, they were eager to partner with us for property management following the purchase.

After 2 weeks of focused searching, we presented six high-potential investment opportunities. One property stood out, and within 2.5 months, the deal was secured. The final purchase price was £2,450,000—20% below market value (BMV)—from an off-market deal with a vendor needing a quick sale.

Transforming the Asset

The acquired property was a block of apartments in Pimlico, London SW1, consisting of four 1-bedroom flats and two 2-bedroom flats, totalling 2,760 square feet (Net living space). While the building was structurally sound, it required minor renovations, including new flooring, updated kitchens, and bathrooms, as well as bespoke interior design for both the living spaces and communal areas.

Within two months, the renovations were completed, and the property was listed on all major booking platforms through Smarthost.

Total investment in renovations and design: £105,000
